Living in Cypress
Cypress is unincorporated Harris County, northwest of Houston along US-290. It is where this team is based and where most of our closings are, and it is really two markets rather than one: 77433 on the western side is newer master-planned development — Bridgeland, Towne Lake, Marvida — while 77429 to the east is older, with mature trees and a wider spread of price and condition.
Most of Cypress is zoned to Cypress-Fairbanks ISD, but school zoning does not follow ZIP codes, subdivision lines or city names, and Cy-Fair redraws attendance zones as new campuses open. Two houses on the same street can be zoned differently. Always check the current zone for the specific address rather than the neighbourhood.
A lot of the newer development sits inside a Municipal Utility District. A MUD levies its own rate on top of the county’s to pay for water, sewer and drainage infrastructure, and that rate typically falls over time as the district’s bonds are paid down. It is not a problem, but it belongs in your monthly arithmetic from the start rather than as a surprise at closing.
