What to fix before listing, and what to leave

The repairs worth making before a listing are the ones that stop a buyer telling themselves a story. A stain on a ceiling becomes a roof problem in someone’s head whether or not it is one.

Paint, light fixtures, landscaping and anything visibly broken tend to be worth doing. Large discretionary projects usually are not — a kitchen renovated to your taste six weeks before listing is a kitchen the next owner may well redo.

The honest answer depends on the house and the price band, which is why this is a conversation rather than a checklist. Ask before you spend.
